You have to make sure your property is well maintained and clean, advertise it, be there for your guests and tend to their needs, etc. Yes, doing all of this can be stressful, but that is how you keep guests coming. However, that is not all - besides doing all those things, you must make sure that every guest who comes to your property has the same experience. Everything must be identical to the pictures you advertised. Of course, doing that is a complex job, even for the most experienced vacation rental owners. Nobody can keep track of each and every item inside and outside of the property. And, nobody should! There is an easier way - we prepared a vacation rental inventory checklist every host needs.
What is a Vacation Rental Inventory Checklist
Before we start listing all the items in all the rooms in your vacation rental, let us first briefly explain what a vacation rental checklist is. Namely, this is a checklist that states all the furniture pieces and household knick-knacks on your property. Moreover, this checklist also states the current condition of every item! Why is this important? - you are probably wondering. Well, when your guests review and sign this checklist, they will be the ones responsible for the damaged or broken items, not you! Thus, they will be the ones paying for the replacement! Furthermore, by knowing exactly what is damaged (or missing), you will be able to replace it right away and ensure that your new guests have a pleasant and comfortable stay.
Never underestimate the power of a good checklist! It can be of enormous help. Make checklists for buying supplies for your perfect pantry in your vacation rental, cleaning supplies, and even toiletries.

Kitchen and Dining Room Checklist
Kitchens and dining rooms are the most used areas when it comes to vacation rentals, believe it or not. And, they are the most expensive ones to replace in case something happens. Just think about it - you will have to spend thousands of dollars on replacing things like stoves, ovens, fridges, dining room tables, chairs, etc. Moreover, you will probably have to hire help too, either movers like simplemoving.us or some other professionals who can assist you with all the heavy lifting - which also costs money!
But, if your guests sign this checklist and see that they will be the ones paying for potential damage, be sure that they will pay extra attention to everything you have in your kitchen, dining room, and all other rooms. Thus, in your checklist, state the following items, as well as their current condition:
- Kitchen cabinets
- Dining room table and chairs
- Lighting fixtures
- Fridge, stove, oven
- Smaller kitchen appliances (toaster, coffee maker, etc.)
- Pots, pans, plates, bowls, cutlery, and other kitchen utensils
Living Room Checklist
Another part of the rental property that is used a lot is the living room. It is a place where people gather, hand out, eat, drink, and sometimes even sleep. So, this room gets a lot of wear and tear. After years (or even after just a couple of months) of usage, many things like couches, armchairs, lamps, etc., may start to lose their shape. And, when items inside the rental start looking like they have seen better days, that will undoubtedly leave a bad impression on guests. Then, those same guests will leave bad reviews about your rental, and you will end up having difficulties renting your property in the future. So, save yourself from this trouble, make an inventory of all the items in the living room. Additionally, check their condition after every check-out. Pay attention to the following things:
- Sofa, couch, armchair
- TV and TV stand
- Coffee table
- Pillows and throws
- Decor pieces and all the 'for the home' knick-knacks

Bathroom Checklist
When it comes to bathrooms, the most important thing to worry about is cleanliness. Thus, after every check-out, be sure to thoroughly clean every corner of that bathroom. And, while doing so, take a look and see whether everything is in order. Maybe some of your guests have been a bit reckless and damaged some of the bathroom pieces. If that happens, you will have to replace them immediately - your new guests will certainly not tolerate a broken toilet, a clogged shower, or a leaking sink. Do not worry; residential movers can help you transport all the household items and deal with heavy lifting, but they cannot help you with installing bathroom pieces - you will need a plumber for that. So, the sooner you check the bathroom inventory, the better! Here is what to check when it comes to vacation rentals:
- Toilet and toilet brush
- Washing basin and sink
- Cabinets
- Shower/tub
- Toiletries (soap, shower gel, shampoo, conditioner, etc.)
The cleanliness of the bathroom is what guests appreciate the most.
Other Rooms Checklist
Every vacation rental is different. Your property can be on the beach, mountain, village, forest, etc. Thus, you will probably have different rooms to check. Be sure to go into those rooms (preferably when fully stocked) and write down everything you have in them. That is, make an inventory of all the items in those other rooms. And remember - the more exact and thorough your vacation rental inventory checklist is, the easier it will be for you to run your business and manage the rental.
